New Flat Fee listing service I created

Basic Rates and Services Please read carefully. Call William direct at his personal mobile cell phone number for current rates. 416-823-7306

Preamble: I know my rates for services appear to be higher,
or are more than the competition. But you can come in at
different price points for my service options. I have over 30 years
experence. I work in a full service company and we are part of
the wonderful HomeLife Brokerage Networks.
All my services include REALTORS® access to the Multiple Listing Service (MLS®)

Corporate Disclaimer - The flat fee rate (call for my rate) service is new
and not fully accepted at this time and I strongly recommend to owners selling that they use my commission based buffet style option of 3.25% to 5.0% all services included. Unless owners have real estate negotiating and trading savvy then I don't advise the flat fee option. These rates and services are offered by William and only for the use of William's clients and friends. The rates and fees are considered unique from his perspective and are only intended for his customers and do not represent rates or fees at his Company or HomeLife Networks or Brokerages

Call regarding commission rates for Listing Services - Example of how it works, call for current rates from William, (all included commission based buffet style services) From 3.25% (basic) to 5.0% (advanced marketing techniques) and up. Only REALTORS® have access to the Multiple Listing Service (MLS®). Highly recommended way of selling at this present time. (we pay the Buyer Agency Agency their commission out of the commmission funds on closing)

Call regarding Exclusive listing services which will cost 2.75%, excluding a mere listing on MLS® and includes the Buyer Agency commission. But I will use the MLS® for market analysis and updates for the owners.

Flat rate (call for current rate) fee for mere posting on Multiple Listing Service (MLS®). Call for the explanation of Listing a home on Toronto Real Estate Board multiple listing service using a flat rate fee - no refunds (a la carte services) Does not include Buyer Agency Commission. From $1.000.00 minium and up which is a non refundable service fee. Example of how it works, based on a flat rate of $1,000.00 minimum to 0.75% of the listed prices. Only REALTORS® have access to the Multiple Listing Service (MLS®). For owners with real estate trading savvy. Owner pays by certified cheque at time of listing. If you convert to a commission rate listing with our agency as noted above for commission based buffet style services during your listing time period, your rate with William will be 2.75% when you paid a non refundable flat fee and during the active period of that flat fee mere posting, and only when the property is sold through and with Willam. - last updated January 21st, 2011.

William U Regan's Owners Agency Services - Sellers and Property Owners can request a
complimentary market analysis with your agency agreement for you and your property, request a “Working with a Realtor Brochure”, request a Fintrac Brochure, register for Buyer Agency, list a property for sale, check William's fee for selling a house, request William's email up date for “your local neighborhood activity” Call for rates for Buying representation services. Flat fee rates and commission Rates for
Buyer Representation Services for Buyers are confidential and negotiated privately with the Buyer interested in making a purchase of real estate. There is no cost to the Buyer for William's services except in some circumstances and there are some confidential conditions that will apply.

William U Regan's Home Buyers Agency Services - Buyers can request an appointment for a meeting with William, look at pictures and photo displays of property for sale via the email services, obtain “Working with a Realtor Brochure”, obtain email up dates, obtain a FINTRAC Brochure, submit home search requirements to William, request to setup a MLS email service updates for your home search requirements, register for preconstruction purchase of a new condo apartment at “Special Authorized Realtor Sale,” learn about registration deadline dates for “Authorized Realtor's Special Event Days”, obtain a market analysis for a Buyer for a resale property.

I work in a fully equipped, full service office, with experienced secretarial services, full manager support, an efficient appointment arranging system, 7 day office services (excluding holidays), 24 hour answering service and paging services. We want to give you the best possible service in your real estate transactions.

Viewings and showing with William require a Buyer Agency Agreement. Information with agency agreements is at no cost to you. Agency Services are at no cost to Buyers - some conditions apply. Full service agency agreements for Home Owners. This is not intended to solicit agency contracts with other Brokerages.
